San Melia is located in the popular Ahwatukee foothills area of Phoenix, Arizona. IPA acquired the 488-unit multifamily community in 2009 and immediately executed a three-pronged strategy that modernized community amenities, upgraded unit interiors, and implemented IPA's unique management and service model. This IPA development project began with 31 vacant acres; now the property contains 376 apartment homes in 19 buildings. In 2007, IPA brokered the sale of the property but continued to oversee the management of the community.

IPA acquired this property in 2007 and implemented significant renovations to reposition the property in the marketplace. The 260-unit community features two swimming pools, a whirlpool, a children's playground, and a fitness center.
